Offices, clinics, dental and medical suites, retail and light industrial across Frisco and north Collin County.
Twice a year, recorded against the unit
Spring before the cooling load and autumn before the first cold night. Coils cleaned rather than rinsed, charge verified by superheat and subcooling, belts and drives checked, economiser dampers opened and proved to travel, drains cleared, electrical connections torqued, filters replaced with ones that fit the rack, and on the autumn visit combustion tested with the figures written down.
Readings go against each unit rather than against the building, which is what turns a pile of invoices into a maintenance record and makes a drifting machine visible before it stops.
Where the claims get largest
What a filter upgrade actually buys
In a commercial air handler there is usually far more room and far more fan than in a house, so a genuine filtration improvement is often available. What it buys is cleaner air passing through the system and a coil that stays clean, which keeps capacity where it should be. We will quantify the airflow cost before and after, in a reading you can keep.
What we will not tell you it buys
We will not tell a facilities manager that a product protects staff from illness, reduces sickness absence or makes a building safe. Those claims are made constantly to people responsible for buildings and they are not ours to make. If you need an occupational health position, that is a different profession and we will say so.
Ventilation is the other half
Filtration cleans the air you already have. Ventilation replaces it. Most complaints about a stuffy office are outside-air problems rather than filtration problems — an economiser that no longer opens, an outside air damper closed to save energy in 2011 and never reopened. We check those first because they are usually free to fix.
Where we stop
We work in dental and medical suites and we are glad to. What we will not do is sign off ventilation against a clinical standard. Where a practice has specific requirements — a procedure room, a sterilisation area, anything with a written air change requirement attached to it — that wants an engineer who does that work and can take responsibility for the design. We will install, maintain and measure; we will not certify.
The same applies to anything that is life safety. Smoke control and fire dampers are named on other people’s drawings for a reason.
Before the tenant signs
What is on the roof, its age and condition, the state of the curbs and roof penetrations, whether the capacity has any relationship to the intended use, whether outside air and extract exist at all, and where the condensate goes. Finding out during a fit-out is expensive; finding out before a lease is signed is a negotiation.
We write it up either way, and if the answer is that the building is sound it will be a short note.
